Proposal Change of use from 5-bed house to 11 letting rooms (MYA) (Retrospective) (Resubmission).
Comments The Trust continue to feel the proposed accommodation would be inadequate and could be somewhat squalid. The Trust was also concerned about possible risk because of the lack of fire escape provision, and therefore the Trust OBJECTED again.

Proposal New shop front and shutters, pitched roof over rear extension (Mr H Jan).
Comments Only very sketchy elevations were given, with no details about the new shop front or the shutters. The Trust felt the style of the new shop windows would be unsympathetic to its surroundings, where all the shops (apart from, regretfully, the PO) in the crescent retain the original fenestration of the award-winning development. The Trust therefore 0BJECTED.

Proposal 10 temporary external advertisements (Beechcroft Developments Ltd).
Comments All installed without permission in prominent positions. The Trust OBJECTED to Sign 2 which duplicated nearby Sign 1, the picture element of Sign 4, Sign 9 because the Trust felt that two identical banners were unnecessary, and the un-numbered swing signs because no location was given for them on the drawings. The Trust therefore could not judge whether or not they would be acceptable.

Proposal Demolish Nos 45 and 47, including land to rear of No 49a: 7x2-bed dwellings, 2x3-bed dwellings and 5x4-bed dwellings, parking, etc (Alfred Homes).
Comments A clever design, but the Trust felt that too much was being asked of the site and OBJECTED, suggesting that 3 units should be omitted because of 2-storey buildings on higher ground being in close proximity to properties in Stockers Avenue; there also seemed to be inaccurate labelling of the elevations and some discrepancies between details given in the elevations and in the plans.

Proposal Demolish for 12x2-bed and 2x3-bed apartments, parking etc (Alfred Homes) .
Comments Luckily the applicant had informed us of this, because it did not appear in the lists. While still regretting the demolition of one of the original houses in the road, this was felt a great improvement on the previous scheme. Two blocks instead of the previous monolithic structure allow a view through to the golf course, and having the blocks consisting of ‘pavilions’ successfully breaks up their profiles.

Comments A resubmission of an application to which the Trust objected because of inadequate information. Unfortunately there was still no site plan showing the position of the garage, how it would relate to the house, or how a car would reach it. It was therefore impossible to judge whether or not it would be acceptable to its surroundings and the Trust had again OBJECTED because of inadequate information.

Comments Although appearing reasonable on paper, a visit to the site raised concern. The consistent layout of the neighbourhood is important to its character, and as this would be the first 2-storey side extension the Trust felt permitting it would set an undesirable precedent. The Trust therefore OBJECTED.

Comments Set forward from No 6, the southern elevation, on which this extension would be built, is very prominent in the street scene when looking north. The character of the neighbourhood is simple and uncluttered and the Trust felt the extension would be visually intrusive and OBJECTED.

Comments This is part of 2 pairs of semi-detached houses that have a simple uncluttered character at first floor level and a front extension would be detrimental to their appearance, as well as being the first such addition on either side of this stretch of the road. This could set an undesirable precedent, so the Trust OBJECTED.

Proposal Demolish garage/workshop and build 3-bed dwelling (Mrs A Mullins).
Comments The Trust liked the scheme when the architect showed her preliminary drawings to one of the PAG panels some time ago. The panel that saw the application felt its design was a good example of how a contemporary scheme could fit sympathetically into a restricted infill site. Our only concern was possible overlooking of the garden of the house of the Master of St Cross.
